Can I obtain copies of plans?
Yes, as long as the planning application is still awaiting determination and the copies are only taken to assist you in making your comments. Once the application has been determined you will need to seek prior approval from the persons who originally drew up the plans. In any event we would request that you complete a Copyright form.
Do I always need planning permission?
If you are ever in doubt as to whether planning consent is required, it is best to contact Planning Control in the first instance. They will be happy to give you informal and impartial advice. Planning consent is not required for all types and scales of development. We can provide guides and publications for all types of development either electronically or as hard copies.
How long will it take before I get a decision?
Applications relating to domestic properties will normally be determined in 4-6 weeks. Due to their complex nature applications affecting commercial properties may take a little longer. In any event we will aim to determine all standard applications within 8 weeks and all 'major' applications within 13 weeks.
If my application is refused can I appeal against the decision?
Yes, you have up to 6 months from the date of the decision issue to appeal against a refused application. Can I discuss the application with a Case Officer?
Yes, a duty Planning Officer and Building Regulations Officer will be available to speak to you in the Customer Service Centre at the Civic Centre. The opening hours are Monday- Friday, 8:30am to 4:30pm.
If you wish to discuss the application with the case officer dealing with your application you will need to make an appointment.
When are Planning Committees held and can I attend / speak?
Planning Committees are held every third friday in a Committee Room in the Civic Centre. If you wish to speak for or against an application you will need to apply to the Democratic Services Manager well in advance of the date of the meeting.
What applications go to commitee?
Not all applications go before committee. In excess of 90% of planning applications are determined under what is known a delegated powers. This means that the decision on whether or not to approve an application has been passed to the Planning department.
Applications that do go to committee are those which will have a major or strategic impact on the surroundings.
Applicants / Agents can request that a non major application is heard at committee. The Chairs of the Development Control Committee will have the final say as to whether he wishes to hear representations.
